Property/Personnel Supervision
An Aspen supervisor will provide property and personnel supervision for your
property. This includes financial analysis, annual budgets, staff supervision,
contractor oversight, maintenance oversight including preventive maintenance
plans and operating procedures.
Bookkeeping/ Accounts Payable/Payroll
The Aspen Accounting Department will provide bookkeeping for each respective
real estate property including accounts payable administration, check
ledgers, payroll, state and federal reporting and oversight.
Financial Analysis
Financial statements will be prepared by the Aspen Accounting Department
and reviewed in person with management staff monthly by the Property
Supervisor to ensure adherence to the budget. Financial statements
will be distributed to owners by the 15th of each month and reviewed
with the owners monthly to ensure objectives are being achieved. Annual
budgets will be prepared with input from ownership and property staff
by December 1st of each year.
Marketing/Tenant Relations
It is understood that tenant relations is one of the most important aspects
of property management. Our team will work with your staff to make
sure their leasing presentation is positive and productive to maximize
revenue. Performance will be evaluated through on-going anonymous leasing
shops to maximize occupancy. We will also coordinate marketing efforts
with your leasing staff including advertising in the local yellow pages
and on the Internet while also trying to minimize cost (if possible)
through multi-property listings.
Brokerage
Aspen is a Fully Licensed Brokerage in The State of Indiana and can provide full service brokerage representation including acquisition, sales, leasing and consulting.
Maintenance and Curb Appeal
Aspen Property Management will provide full oversight and execution of
all maintenance and curb appeal. Aspen will also utilize contractors
for lawn care, landscaping, snow plowing and other property needs always
paying close attention to the budget. Excellent curb appeal is a standard
expectation in our company. A preventive maintenance plan is also developed
for
all properties.
Emergency Service
Aspen property staff will be on call twenty-four hours per day to manage
any emergencies that may arise at a property.
